Detailed Onboarding Checklist

A concise, owner‑facing checklist we work through before go‑live. This mirrors our internal SOPs so nothing is missed.

1) Initial Property & Owner Setup

  • Sign co‑hosting agreement (roles, fees, responsibilities)
  • Gather owner contact info & preferred communication
  • Collect legal/financial docs (rental license, tax ID, STR permits, insurance)
  • Add property to systems (Airbnb, OwnerRez, etc.)
  • Verify cleaning & maintenance vendor contacts

2) Property Walkthrough & Documentation

  • Full walkthrough (photos, videos, inventory)
  • Document appliances, Wi‑Fi info, smart locks, quirks
  • Create master property guide (internal + guest version)
  • Note maintenance issues for owner approval/repair

3) Guest Experience Preparation

  • Create branded welcome guide (digital & in‑home binder)
  • Stock essentials (toiletries, linens, kitchen basics)
  • Verify amenities (TVs, Wi‑Fi, grill, hot tub, bikes)
  • Safety check (smoke/CO detectors, fire extinguisher)
  • Post house rules & appliance instructions

4) Listing Setup & Optimization

  • Professional photos (include lifestyle & amenity shots)
  • Write/optimize listing copy (Airbnb/VRBO/direct)
  • Set house rules, guest requirements, cancellation policy
  • Connect pricing software (e.g., PriceLabs, Wheelhouse)
  • Create listing titles & highlights for search visibility

5) Operations & Automation
