A concise, owner‑facing checklist we work through before go‑live. This mirrors our internal SOPs so nothing is missed.
1) Initial Property & Owner Setup
- Sign co‑hosting agreement (roles, fees, responsibilities)
- Gather owner contact info & preferred communication
- Collect legal/financial docs (rental license, tax ID, STR permits, insurance)
- Add property to systems (Airbnb, OwnerRez, etc.)
- Verify cleaning & maintenance vendor contacts
2) Property Walkthrough & Documentation
- Full walkthrough (photos, videos, inventory)
- Document appliances, Wi‑Fi info, smart locks, quirks
- Create master property guide (internal + guest version)
- Note maintenance issues for owner approval/repair
3) Guest Experience Preparation
- Create branded welcome guide (digital & in‑home binder)
- Stock essentials (toiletries, linens, kitchen basics)
- Verify amenities (TVs, Wi‑Fi, grill, hot tub, bikes)
- Safety check (smoke/CO detectors, fire extinguisher)
- Post house rules & appliance instructions
4) Listing Setup & Optimization
- Professional photos (include lifestyle & amenity shots)
- Write/optimize listing copy (Airbnb/VRBO/direct)
- Set house rules, guest requirements, cancellation policy
- Connect pricing software (e.g., PriceLabs, Wheelhouse)
- Create listing titles & highlights for search visibility
5) Operations & Automation
